Construction Management at Risk

Ozanne provides construction management services on an at risk basis assuming responsibility for all cost, schedule, and construction risk. The owner contracts separately with the architect and at risk construction manager. Ideally, the at risk construction manager is selected early in the planning process to provide a preliminary quantity survey, cost estimate, schedule, contingency, and a guaranteed maximum price. As the design progresses, the construction manager verifies the program, costs, schedule, and scope of work. Once the construction documents are prepared, the bid packages are issued for competitive bidding. All costs, fees, consultant and subcontractor bids and proposals are shared on an open book basis with the owner.
