These relationships involve the architect, owner, and general contractor or construction manager in completely independent contractual relationships. The design and bid process is managed for the owner by the architect, and general or prime contractors are invited to bid the project publicly or privately. Contractor selection is based upon low price assuming the low bidder is qualified and has submitted the low responsive bid. This contracting method offers the fewest opportunities for collaboration between the parties since the general contractor is not involved during the design phase. |
